    Commercial Real Estate Crisis in Pakistan

    The commercial real estate owners, landlords, and brokers have to combine made hundreds of millions of dollars annually in recent years. Now the congested lockdown due to the pandemic COVID-19 has worsened the economic crisis. The industry changed forever.

    To the current situation, taking rent from any tenant is a dream. As per the National Multifamily Housing Council, only 69% of US households have paid off their rentals by April 5th as compare with the 81% who have paid by March 5th and the 82% who has paid by the same last year.

    These reports will look more worsening by May 5th, 2020, many employees are jobless or working on half salaries.

    What's more, neither would I like to be either hopeful nor cynical about the type of the downturn and the ensuing recuperation (V shape, U shape, downturn, sorrow—each financial expert and a non-market analyst will have their feeling). Be that as it may, I would like to give you some point of view on COVID-19, and the business land advertises in the US.

    Given that the circumstance is liquid, this isn't an endeavor for a 2-year advertising figure.

    Commercial Market:

    In the commercial market of Pakistan, a considerable problem is starting to look as dreadful. Additionally, various small retail and restaurant commercials have been forced to shut down their commercial spaces because they can no longer afford it. A vast number of corporate chains are also unable to pay their monthly rents.

    Now, what will happen next? The chances are that the commercial real estate market will never be the same again.

    • Small retailers and restaurants have been melted away.
    • Competitors providing Online services like Amazon or Daraz.pk despite their bad publicity are gaining market share.
    • The online marketplace StockX is booming with customers. From streetwear to shoes, they are offering everything for their customers.
    • Independent shops and restaurants, including startup companies and white-collar employees, are working from homes to fight their expenses.

    Which of the sectors of the commercial market is facing the financial crisis due to Covid-19?

    • Office.
    • Retail.
    • Housing.
    • Industrial/Logistics space.
    • Lodging/Hotels/leisure activities. 

    The demand for space is judged by factors that differ for each property category:

    • The demand for workspace is judged by the numbers of employees in the working sector.
    • The demand for small retail is set on by the ratio of employees and their net disposal incomes.
    • The demand for real estate is looked at by the number of households and net household’s income.
    • Two factors look the demand for industrial space:
    • Local needs for production.
    • Local needs for distribution.
    • The demand for lodging, hotels, leisure is set up by two factors:
    • Tourist.
    • Business traveling.

    Covid-19 has affected every property sector, including commercial markets, while long-term effects are still uncountable. Many empty commercial shops are for sale in Karachi. The landlords are forced to sell to cover the losses.
